Here's a Fun Game! My "Duffle Bag Prescription"...

A Professional Home Stager is invested in ensuring that the ground-work they do with a seller HELPS the Realtors® to experience nothing but a seamless process with their client.

If this is not a paramount goal in the Home Stager's mind, they are in the wrong profession. A Home Stager will NOT succeed in their business unless they are working towards success for everyone involved in a listing/selling process.

All Realtors® know how horrible it feels to walk into a property to show it to an eager buyer, only to find that the owners have left it in a terrible state of mess. Your heart drops because you know how great it looked in the listing photos, yet now it is a whole different house.

I educate my clients on the NEED to keep their home in Showing-condition. I express to them that I understand how painful it is to do this sometimes, and that sometimes life gets in the way of this.

I tell them that the better they are at achieving this, the sooner they will sell.

In comes my "Duffle Bag Prescription". Every single resident, during the whole selling process, gets to claim one Bag as their own personal bag. This bag is their best friend for a while.

There are many little personal effects that we do use on a daily basis, yet they don't help the presentation of the home if they are left out on a counter or a surface anywhere. So, before we head out of the house for a showing or for any other reason, we do a quick run around the house and throw all of our items into our bag.

Where does that bag go when we leave the house?

Under our bed (buyers rarely feel compelled to look under beds), in an un-cluttered closet, or, if all else fails, let's take that bag with us when we go!

We all know it is way more difficult to sell when we have children in the home. Kids (from the feedback I have received) LOVE this game.

This also adds to the sellers' convenience, as there is never a question such as, "Now, where did I put that paperwork I was working on before we left today?"

Everything they could ever need is now right at their finger tips, in their bag. Clutter is kept to a minimum. And, Realtors® walk into a tidy home that is a pleasure to show!

Fantastic Idea! 

Keeping bathroom counters and kids rooms show ready can be daunting but you give your clients a perfect "Plan B" that is easy to use and is an inexpensive storage solution, as well.

This might be a good idea for day to day living too.  We all seem to collect so much clutter over the years.  I'm not quite sure where it all comes from but I do know it's hard to get rid off.  I'm constantly struggling and always focused on putting out more than I bring in!

Tiffany, thank you for your comment! Yes, the duffle bag is wonderful for those blasted bathroom counters, kitchen counters, coffee tables, entry tables, and kids' rooms. These are certainly the places that seem to fill up first when we are living our daily lives in our homes.

Janice, Thank you!! Yes, and clients seem to love this idea if they have kids, especially. If you can make it into a game, it makes life so much easier to handle during the selling process. I had a client who actually recorded, and played the "Big Comfy Couch" show "clean-up song" while they were getting ready to run out the door for a showing! LOL.

Mike, great idea to focus on "putting out more" than you bring in. I have a new rule I HAVE to live by, and that is "One in, Two Out". And the Two HAVE to go out the same day I bring the new "one" in.

I work with Hoaders. This is the other half of my business. And, clutter IS an animal that takes on a life and personality of its own.

And they never know when that buyer may stop by so keeping it "showcased" is important each/every time they leave the house.  Having a plastic tub/duffle bag is GREAT advice!

Kathy, yes a rubbermaid tub with a lid also works wonders, as long as everyone is aware of which one is theirs.

Cindy, kids are busy, plain and simple. So, this "prescription" was created with kids in mind. Making it into a game alleviates even more of the stress. If it is a game, kids are likely to put a huge amount of effort and speed into the process as well.

Linda, keeping the peace is so important. A buyer's life is disrupted quite a bit already when selling. I aim to ease that stress at least a little for them. And, you are right, there is nothing worse than trying to find that one piece of paperwork that you needed to deal with immediately after a showing.

Ty, there are many sellers who would need something a LOT larger than a single duffle-bag. But, this is when calling a Stager in to address those issues will help a GREAT deal. Some sellers are forced into a situation where they HAVE to sell, but they also suffer from excessive clutter in their home, or are hoarders. This is a sensitive issue, and is something that a Professional Stager can come in and address. We have many storage, de-cluttering, and hauling solutions we can offer to the client, and we are trained and experienced in handling these situations assertively, but with a touch of sugar. In any case, the Stager can be the Realtor's(R) "bad guy", address the issue, and eliminate it for selling successfully! Thank you for your comment!
